G. Greene completed a comprehensive renovation of a public agency headquarters, redefining the 5-story office space and ground-floor service center. The approximately 12-month project included full-building HVAC and fire alarm upgrades, installation of a new rooftop mechanical unit and ventilation shaft, renovations to the first-floor public areas, and full interior renovations of floors two through five. Selective HVAC, fire alarm, piping, ductwork, and related improvements were also completed across floors six through eleven.

The project required major building-system upgrades to be completed while the headquarters remained occupied and fully operational. Floors six through eleven continued to support daily activities, requiring close coordination around employee access, public areas, noise, material movement, shutdowns, and life-safety systems.
Installing the new rooftop mechanical system required penetrations through approximately 11 floors for new piping and ductwork. This involved extensive concrete cutting, structural reinforcement, firestopping, slab repair, and finish restoration within active workspaces.
We developed a phased, floor-by-floor logistics plan tailored to the building’s occupied conditions. Reinforcing the new shaft required structural steel beams to be delivered and installed across six active floors. The team used chain fall hoists instead of large machinery, allowing materials to be moved safely through constrained areas while minimizing disruption to employees and visitors. Our collaborative approach with the design team and subcontractors allowed the team to address repairs efficiently, maintain quality, and preserve project progress.
Our experience completing complex work in occupied healthcare and institutional environments provided a proven framework for managing safety, communication, sequencing, temporary protections, and operational continuity.
The completed project delivered a brighter, more comfortable, and fully modernized headquarters for public agency employees and visitors. The renovated areas include new offices and employee common areas, improved first-floor public spaces, modern finishes, upgraded life-safety systems, and fully air-conditioned work environments.
Our team completed the new ventilation shaft, rooftop mechanical system, piping and ductwork installations, full-building HVAC and fire alarm upgrades, structural reinforcement, concrete repairs, full renovations of floors two through five, and selective work across the upper floors, all while the headquarters operations remained active.
